Case Study: Porter's Edge by Folio London

Luxury living in Canada Water. How we brought our client’s vision to life and delivered three unique interiors for their flagship apartment complex.

Overview

 

Porter’s Edge is an urban housing development located at the heart of Canada Water. It offers 234 luxury flats and maisonettes that come included with other amenities such as residents gym, rooftop sports facilities and designated communal gardens. It was built on top of an old Decathlon store and spearheaded the transformation of Canada Water from an out-of-the-way shopping destination to a bustling mixed-use town centre.

All the apartments have a terrace or direct access to the shared courtyard and all come fully furnished thanks to our team at Base Furnishings. We worked hard to ensure the flats are stylish and spacious and come with a wide variety of furnishing options to select from.

The Client

 

Folio London is one of the largest Build-to-Rent companies in the UK. Managing over 3000 homes across the Greater London area they provide high quality housing with exceptional service and ongoing support for their tenants. The company is often at the bleeding edge of urban development as evidenced by their flagship Porter’s Edge project.

Folio is a part of Notting Hill Genesis (NHG) – a large housing association that owns and manages over 66,000 homes in London and the south east. With a focus on affordable housing, Folio’s profits are reinvested via NHG into secure, low-rent homes for those who need them the most.

Base Furnishings has been a long-standing supplier of Folio London. We have provided high-quality furniture for several of their developments including Porter’s Edge and the upcoming Marson Place at Elephant & Castle.

The Project

Porter’s Edge posed a unique challenge to our talented team of interior designers. It being Folio’s flagship project at the time, we knew we had to match the ambition of our client. We co-ordinated with them to create two distinct furniture packs, named Gold and Silver, for tenants to choose from.

The Gold Pack

  • Designed to match the ambiance of the development's communal spaces and centered around green and gold, with a touch of grey and other earthy colours
  • We used fainter greens for the bedrooms for added serenity and outfitted them with a deluxe Quincy bed

 

The Sliver Pack
  • It was coordinated with Folio's brandingin order to produce a classy and light atmosphere
  • The main hues we used were blue and copper, with hints of white marble adding a feeling of affluence to the living rooms
  • We used rich blue furniture in the bedrooms to inspire a feeling of serenity

 

Apart from the apartments we just talked about, the development offered townhouses as well. Those larger maisonettes with an open-plan design offered a different kind of challenge:

  • We used a blue palate similar to that of the Silver Pack
  • To utilise the space of the larger living rooms we brought in our Lilly 3 seat sofas. They acted as the main focal points of the rooms and boxed in the area to create a cosier, homely feeling
  • The townhouses had 4 bedrooms each, so we styled them separately to make them feel unique
  • We used gold, copper and silver accents to tie the aesthetic of the development together

 

 

With all of the properties at the development being rentals, Base Furnishings provided the highest quality of furniture, making sure it is durable and would last through multiple occupancies, while also being luxurious and unique to increase the value and appeal of the flats.

 

We have committed to maintaining our support for the Porter’s Edge development by providing replacement furniture when it is needed and replenishing worn items.
